THE NEW SCHOOL'S $500 MILLION INSIDER DEAL

A trustee's real estate company is draining the university while students and university workers suffer the consequences.

THE BUILDING IS FALLING APART

Students pay around $3,000 a month for housing at 301 1st Av, a building that has suffered multiple fires, gas leaks, elevator failures, sewage leaks, and mould. Yet the university remains locked into nearly half a billion dollars of payments for a building it will never own.

AN ABSURD CONTRAST

Inn 2024, The New School sold an owned residence hall for $30 million to patch holes in the ongoing budget crisis. In 2025, they sold a townouse fo half the asking price. It is liquidating assets to cover the deficit while continuing to send millions to a trustee's real-estate firm for a deteriorating property that students down even want to live in.

THE BOTTOM LINE

While The New School claims financial exigency as pretext for gutting our university at the expense of students, faculty and staff, a trustee's company collects guaranteed payments through 2069. However, "(f)inancial exigency is not a plausible complaint from a campus that has shifted resources from its primary missions of teaching and research toward employing increasing numbers of administrators or toward unnecessary capital expenditure.

THE CORE ISSUE

In 2020, The New School struck a staggering $500 million deal for a leasehold of the dorm at 301 1st Avenue. This is NOT ownership, just a lease. The seller and financial beneficiary is Trustee Jeffrey Gural, chairman of GFP Real Estate and Tioga Downs Casino Resort. The university paid $65 million for the privilege of giving Gural $9.5 million every year until 2069.

AN INSIDER DEAL DURING A CRISIS

The deal was signed in the middle of The New School's COVD financial crisis: enrollment tanked, the university slashed salaries, furloughed staff, and suspended retirement contributions. Yet somehow The New School found the money to lock itself into an enormous, decades-long obligation to a trustee's company. The boar claims Girl "recused himself", but there is no evidence of competitive bidding or any attempt to protect the university's interests/

STUDENTS AND WORKERS PAY THE PRICE

The university now faces a $48 million annual deficit. The annual payments for the Gural deal alone account for 20% of that deficit. Overall debt has exploded, surpassing the entire endowment. Despite years of recent budget surpluses, we are told the "structural deficit" is due to spending on faculty and staff, while millions are being funnelled to a trustee.
